New Church Property Update

For those of us who call 4Cs our home, we have watched as the last few years have brought exciting changes and growth. Experiencing such times can bring fulfillment and challenges, and also a few questions along the way. This section of our website is devoted to bringing you up to date on the latest information regarding 4C's property development and relocation.

Project History

Early 2000 - After 11 years at our current location, an offer was received from North Jeffco (Jefferson County) Park & Recreation District to purchase 82nd & Simms facility providing for lease back option. Congregation voted to accept this offer.

Spring 2002 - "His Purpose, Through Us" Capital Stewardship Campaign began - proceeds used to search for, purchase and develop new property. Over the next three years, $1.2 million was pledged and $1.01 million in gifts were received.

January 2003 - Ninety-four percent of the voting members of the congregation approved the purchase of 13 acres of property at 100th & Wadsworth. Formal approval process with City of Westminster began.

November 2004 - Closed on property at 100th & Wadsworth. Site development work began.

October 2005 - A second capital stewardship campaign, "Journey of Faith," was launched. $1.25 million is pledged.

September 2006 - National covenant properties notified 4Cs that we cannot qualify for the loan required to build the building as envisaged. 4Cs Council, after dozens of hours of special meetings and extensive all-church prayer, concluded that the construction project as originally designed (13.1 acres, two construction phases to culminate in a 58,000 square foot building) was essentially dead. It was communicated to the congregation that we were moving forward on a new plan for a church on 100th and Wadsworth.

December 2006 - Congregation approved plan to sell approximately 6 acres of land at 100th & Wadsworth to help fund construction of a revised building. To see the revised site plan, click here.

January 2007 - Council establishes eight gates through which God must help us pass in order that we might proceed with the revised project.

  1. Secure a firm rental agreement with Jefferson County for extending our lease for our current facility at 82nd and Simms.
    • Accomplished; we have secured a two year lease through March 2009 freezing the rent at its current rate; the lease provides an option for a third year.
  2. Obtain conceptual approval of the plan with the City of Westminster.
    • Accomplished; the new plan has been approved in concept and we are moving forward to meet City obligations to the revised site plan. They have said that the concept should not impact the currently approved plan.
  3. Present the new plan to our NCP loan officer to get feedback on its viability for future funding.
    • Accomplished; we met with NCP in December 2006. They were encouraging after reviewing the new plan.
  4. Select a commercial land realtor and place the six acres on the market.
    • Accomplished; Fuller Realty was selected in March 2007 and is actively marketing the land.
  5. Successfully develop and sell the land to buyers who will fit with 4Cs' family atmosphere, with shared parking agreements with the buyers.
    • In Progress; anticipated closing in January 2009.
  6. Submit new development plan for our building to the City of Westminster.
    • Halted.
  7. Apply to lender for and receive from lender a construction loan.
    • Unsuccessful; rising construction estimates and lending crisis puts financing for construction of 39,000 square foot facility out of reach. We were unable to secure adequate financing for the revised building project.
  8. Obtain final Congregational approval.
  9. Break ground, and complete.

The capital stewardship campaign, "Journey of Faith" is brought to an end

June 2008 - A Relocation Task Force is formed to begin exploring options. These options include various possibilities for staying in our current location or moving to another location. The Relocation Task Force will work for several months and then present its findings to Council.

  • Continue in prayer to seek God's direction for 4Cs.
